LOT 24
THE FACE OF RENOVATION: Kotlovka

Task
Develop a new architectural language to shape the appearance of residential buildings within the renovation program in the Kotlovka district, Lot No. 24.
Solution
Our approach is rooted in contextual analysis, where we derive a palette of unique, clean, and contemporary architectural solutions based on the environmental characteristics.

Context
The district boasts a rich architectural heritage spanning various eras and styles. We drew inspiration from and analyzed the structure of patterns and the color palette of the surrounding buildings, developing a set of guiding principles as a toolkit for working with facades.
This approach involves reinterpreting the historical context of the area, deconstructing textures, patterns, and colors of the existing urban fabric. It also emphasizes the representation of details in the new development and the building’s envelope response to the site’s morphological characteristics, such as the openness or enclosure of facades.

"Although facades are one of the final touches in shaping the urban environment, they serve as a crucial element linking interior and exterior spaces, connecting buildings with the surrounding landscape. While working on the project, we formulated an identity framework that influences all levels of urban space formation, ensuring continuity in development while fostering a new sense of individuality."

"The residential complex within the landscape quarter is closely integrated with the park area. A pedestrian route runs through the natural corridor, linking the quarters to the metro. Instead of a traditional vehicular road, we introduce a pedestrian street along the park, seamlessly blending the living environment with the valley."

"We pay special attention to balconies and loggias as an additional layer of private urban spaces, serving as a bridge between the apartment interiors and nature, reinforcing the integration of architecture with the natural environment."
