LOT 5

The objective is to create a new architectural language for the renovation-led housing development in the Altufyevo district [Lot No. 5].

The project site is a visually and physically isolated residential oasis in the western half of the district, surrounded by industrial zones and railway tracks on three sides, while facing the noisy Altufyevo Highway on its eastern boundary. However, the less obvious challenge lies in the seamless integration of this new development within the context of significant densification. Our goal is to establish a unified urban framework that will serve as the foundation of the city’s fabric for decades to come, ensuring the project does not lead to social segregation within the existing neighborhoods.

Contrary to the brief, we proposed an alternative masterplan solution in addition to the facade architecture. We compare three possible states for the renovation site: its existing condition, the renovation project as specified in the brief, and our alternative solution. We believe our proposal most accurately embodies all the objectives set by the competition project and the renovation program as a whole, while remaining fully compliant with Russian regulations and technical-economic parameters (TEPs). In developing our architectural solutions, we focused on the site context. By analyzing environmental characteristics, we established a palette of clean, modern architectural solutions.
