The project site is situated within a unique urban landmark: the TMZ (Tushino Machine-Building Plant). This is the historic site where the Buran space orbiter was once realized. Today, nearly the entire territory is being transformed into a contemporary, high-density, mixed-use district.

During the masterplan development, we formed a green framework linking residential blocks with essential social and recreational infrastructure. The architectural silhouette is intentionally complex, with building heights cascading down toward the area's primary sights: the Khimki Reservoir with its river terminal and the Skhodnya River. This terraced approach significantly maximizes the number of apartments featuring scenic panoramic views. To reflect the site’s industrial heritage, we are preserving the load-bearing structures of the former workshop, transforming it into a unique public space.
